How does a non us citizen or entity purchase real estate?

Does any one know what is involved in a non us citizen or business buying real estate? for example laws, taxes and most importantly the finances. These guys have the money but I guess the proper way to pay for the property is the question. Please only people who know specifically what they talking about should answer. Not tryna be rude but this ques. is not for anyone trying to get points. Thanks.
